Roof Repairs – When to Repair Vs Replace

The roof is one of the most important parts of a home, protecting it from wind, rain and sun. Whether from natural aging or damage from high winds and falling debris, your roof can experience many issues over time that should be repaired as soon as possible to avoid moisture leaks and further damage. If left unchecked, these leaks can cause thousands of dollars worth of damage.

However, not all leaks or other roofing problems require the full replacement of a roof or even a whole section of your home’s roof. With some specialized knowledge, a few small repairs and some quality materials you can restore the structural integrity of your roof without the cost and hassle of replacing it entirely.

When to Repair vs Replace

Roof repair is a great option for homeowners who want to keep their existing roof for as long as possible, or who aren’t ready for the expense of a total replacement. However, it’s important to have a thorough inspection of your roof before deciding whether or not you need to repair or replace it. A good inspector should be able to spot the most common problems like:

Replacing Missing Shingles

This is probably the most basic of all roofing repairs. It consists of replacing the damaged or missing shingle(s), either by putting down new shingles that blend in with those around them, or by patching an area by tearing off the old shingles and then placing down a new layer with a waterproof underlayment. It’s also a good idea to add sealant along the tar strips as well.

Flashing Repair

Your roof’s flashing is a crucial element that keeps water from entering your home and causing moisture damage. It’s important to check your flashing often and repair or replace any areas that are damaged or leaking. Flashing can be repaired by simply removing the damaged piece and then using it as a template to cut and bend a new piece of flashing that will cover and protect the open area. Nails or flashing cement can be used to reattach the new flashing to the roof.

Gutters Repair

Your gutters and eaves are an essential part of your roof’s weather defense system. They help water run off your roof and away from your house, preventing moisture damage to the eaves and walls. If your eaves and gutters are damaged or clogged, they can lead to a host of problems including rot, mold, and water leaks. These damages can be costly to repair, and should be addressed as soon as possible.
